Abstract
Rizik i neizvjesnost neizostavni su dio svakog investicijskog projekta, a rizik i prinos projekta u pravilu su pozitivno korelirani što bi značilo da su investitori spremni preuzeti veći rizik ukoliko on donosi i veći prinos. Za utvrđivanje prihvatljive visine rizika, odnosno za utvrđivanje rizika određenog projekta razvijene su metode mjerenja rizičnosti investicijskog projekta. Metode mjerenja rizičnosti projekta jesu analiza osjetljivosti, analiza scenarija, analiza stabla odlučivanja i Monte Carlo simulacija. Određene metode za koje postoje dostatne informacije provedene su na praktičnom primjer investicijskog projekta Golf & Yacht resort Larun. Temeljem provedenih analiza doneseni su zaključci odnosno ocjena individualne rizičnosti odabranog projekta. Navedenim analizama moguće je utvrditi na koje varijable je projekt najosjetljiviji i na koje varijable treba obratiti posebnu pozornost. Različitim simulacijama mogućih budućih scenarija povećava se otpornost projekta na nepovoljne događaje.
Abstract (english)
Risk and uncertainty are an indispensable part of any investment project, and the risk and income of the project are generally positively correlated, which means that investors are willing to take higher risk if it brings a higher income. To determine the acceptable level of risk ie the risk of a particular project, there have been developed the methods for measuring the risk of an investment project. Methods of measuring the risk of a project are sensitivity analysis, scenario analysis, decision tree analysis and Monte Carlo simulation. Certain methods for which there are sufficient informations have been implemented on a practical example of the investment project Golf & Yacht resort Larun. Based on the conducted analyzes, conclusions and assessment of individual risk of the selected project were made. These analyzes can determine which variables the project is most sensitive to and which variables need special attention. By various simulations of possible future scenarios increase the project's resilience to adverse events.
